City-level figures are cross-checked across Realtor.com, Redfin Data Center, and Zillow Home Value Index (ZHVI) where the sources publish them. As of this writing, the portals had not yet released September city-level monthly data, so each figure below is the most recent month that source has published, and where a city has thin coverage, the gap is noted rather than estimated.

Official county-level RASM and Florida Realtors reports do not break out figures by individual city, so city-level figures come from the major real estate portals, with months of supply filled in at the county level where the city figure is not published. Because each source uses its own methodology and geography, figures are not always directly comparable across columns. Where a metric is marked N/A, none of the sources checked published a reliable single-family figure for that city in the current period, and it was omitted rather than estimated.

Movers of the Week
A few cities show notable shifts in the data reviewed this week.
Parrish shows the clearest inventory build in the survey
Zillow's August data is the most direct signal: about 401 active listings, 34.4 percent of listings carrying price reductions, and a market temperature it labels a buyer's market. Homes.com puts single-family supply near 5.0 months. Redfin's three-month median sale price still reads about $405,000, up 3.0 percent year over year, so the price trend has not followed the inventory build yet. Among the 13 cities, Parrish is the place where listed supply, price-drop share, and months of supply all point the same direction, and it is the first city in recent weeks where the inventory signal is this consistent.
Anna Maria carries the longest selling times
The September 9-12 listing report for Anna Maria shows a median list price near $2.99 million across about 66 active homes, with roughly 11 new listings in the past week and a median listing age near 146 days. That days-on-market reading is the longest among the cities in this survey. Redfin and Zillow disagree on direction, at plus 34.5 percent and minus 7.5 percent year over year respectively, and both rest on all-home-type figures in a thin island market, so the price signal is less reliable than the selling-time signal. Homes at this level are taking months to find their buyer.
Nokomis is down on both readings this week
Nokomis is one of the few cities where the two main portals agree on direction. Redfin shows the city median down 16.0 percent year over year (all home types) for July while homes sell in roughly 43 days, and Zillow's typical value is down 5.8 percent. A falling median alongside fast absorption usually reflects a mix shift toward lower-priced sales in a small market rather than a uniform price drop, but the year-over-year decline is present in both sources, which is worth watching.
Englewood has the widest cross-source spread
Englewood's two readings sit about 30 points apart: Redfin shows a median near $364,000, up 22.9 percent year over year, while Zillow's typical value is $325,236, down 8.5 percent. A spread this wide between two credible portals points to measurement and mix differences rather than a clean market direction. Until the sources move closer together, Englewood is best assessed at the neighborhood or price-band level, not from the city median.
Lakewood Ranch price momentum has cooled on two of three reads
Lakewood Ranch's three-month Redfin median sale price sits near $630,000, but Zillow's typical value of $583,858 is down 4.8 percent year over year and Redfin's average sale price is down 2.0 percent, while Realtor.com's live MLS feed on August 10 showed a median list price of about $606,990 with roughly 732 active listings. The listed-price level running below the earlier closed median is the telling part: new inventory is being priced under the trailing sale figures, which is the usual first sign of a cooling market rather than a falling one.
Regional Trend: One Market or Several?
The county-level picture is still tight in the two northern counties. RASM's July 2026 report shows Sarasota County single-family inventory down 23.4 percent year over year with 3.9 months of supply and a median sale price of $493,500, up 5.0 percent; Manatee County shows inventory down 7.9 percent with 4.1 months of supply and a median of $495,000, up 1.0 percent. Charlotte County is the looser end of the region: an August broker report puts the residential median near $315,000, up 0.6 percent, with about 5.8 months of inventory and 68 median days on market.
The 13 cities are diverging within that frame rather than moving together. Venice remains the tightest single-family market at roughly 2.9 to 3.4 months of supply on August MLS data, with about 430 active single-family homes. The softest city-level price readings and the most visible inventory growth sit in northern Manatee's newer communities, Lakewood Ranch and Parrish, even while the county as a whole holds a four-month supply. The islands, Anna Maria and Boca Grande, continue on their own cycle of thin volume, long selling times, and medians that swing on individual sales. The pattern that holds is the same one from recent weeks: homes in the middle of the market still absorb, while higher-price inventory and the fastest-built communities carry the longer selling times and the price reductions. With the region moving at different speeds, your neighborhood's absorption rate is more useful than a regional average, and that is the level I help clients look at before deciding on timing.
Data Gaps and Limitations
September data lag: As of September 18, 2026, none of the three named sources had published September city-level monthly figures. Values above are the most recent month each source has released, June through August 2026, treated as the current monthly readings. This is normal for mid-month publication timing.
Anna Maria: No portal publishes an island-wide single-family dataset. Redfin and Zillow report all home types and disagree on direction (+34.5% vs -7.5% year over year), and Realtor.com publishes no Anna Maria figures. Inventory, selling time, and new listings came from a Redfin-powered listing report dated September 9-12, 2026. Sources checked: Redfin, Zillow, listing report.
Boca Grande: Sales volume is a handful of homes per month, so medians swing widely. Redfin shows the ZIP 33921 median down 26.3 percent year over year and Zillow's typical value down 9.7 percent, with no months-of-supply figure from the named sources. Sources checked: Redfin, Zillow, Movoto.
Osprey: The Redfin city median is volatile month to month and conflicts with the ZIP 34229 reading, and the Zillow home-values page retrieved was stale. Median list price, active inventory, and months of supply were not published by the named sources. Sources checked: Redfin (city and ZIP), Zillow.
Nokomis: Median list price, active inventory, and months of supply were not published at the city level. Redfin's all-home-types median, down 16.0 percent, conflicts in scale with Zillow's down 5.8 percent. Sources checked: Redfin, Zillow.
Ellenton: The named sources publish price only (Redfin June, Zillow June) and Realtor.com has no Ellenton page. Inventory, days on market, and new listings came from a listing report dated September 12 and are point-in-time counts, not a trend.
