This week's Market Report covers condos and townhomes across 13 cities and areas I serve and sell in: Sarasota, Lakewood Ranch, Bradenton, Anna Maria, Palmetto, Parrish, Ellenton, Osprey, Nokomis, Venice, Englewood, Port Charlotte, and Boca Grande. Figures come from Realtor.com Research, Redfin Data Center, and Zillow Home Values/Research, cross-checked wherever the sources publish comparable figures, with county and association-level context from the Realtor Association of Sarasota and Manatee (RASM) August 2026 report and the Realtors of Punta Gorda, Port Charlotte, North Port and DeSoto (RPCRA) August 2026 report. None of the three portals has published September 2026 monthly figures yet, and none publishes a current city-level condo-specific series for most of these markets, so each row states exactly what could be verified this run and marks what could not be rather than estimating. Movers of the Week

Notable shifts within the verified data, stated plainly without hype. Because none of the sources publishes true weekly city-level condo figures, these reflect the freshest monthly, weekly, or trailing-period readings available, so they describe recent direction rather than a single week's move.

  • Sarasota County monthly step-back. The condos and townhomes median sale price came in at $310,000 for August, down about 8.8% from July's $340,000, even though it is up 3.3% year over year. The rest of the August report reads firmer: 281 closed sales, up 13.8% year over year, active inventory down 11.8% to 1,659 units, supply at 5.2 months, and 83 median days to contract. Sellers collected a median 91.6% of original list price, up from 88.5% a year earlier. The monthly price level stepped back from a July peak while demand and pricing power still improved year over year.
  • Charlotte County area softening. The RPCRA association report covering the Charlotte County market shows condos and townhouses at a median sale of $227,249 in August, down about 4.9% from June's $238,995, with 90 median days on market versus 70 in June, pending sales down to 290 from 340, and closed sales down to 267 from 350. This is one of the clearer two-month swings in the verified data, and it is association-wide rather than city-level, so treat it as direction, not precision.
  • Venice weekly activity. The freshest city-level reading in the whole group: Venice recorded 56 new listings, 39 pending sales, and 34 closed sales in the week of September 13 to 19, from an MLS-based weekly county summary (all property types). County-wide, condos averaged about 157 days on market versus 71 for single-family homes the same week. Venice continues to see steady listing and contract flow while attached homes take noticeably longer to sell than houses.
  • Manatee County. Closed and pending sales rose year over year across the county's condo and townhome segments in August, and inventory tightened, but the median price remains flat. July's county median was $313,950, down 1.9% year over year, with supply at 5.4 months. RASM's August Manatee condo and townhome specifics were not accessible in the published coverage this run, so the county column keeps the July numbers and the direction from the August press coverage.
  • Coverage improvement, three cities. Redfin's current listing pages now carry city-level median lists for Lakewood Ranch condos (53 units, about $330,000) and townhouses (79 units, about $339,000), Bradenton condos (585 units, about $215,000), and Palmetto condos (42 units, about $376,000). These are the first verified city-level attached-home readings for those markets, and they are coverage gains rather than market moves. Bradenton's 585 active condos is a notably large pool, and its $215,000 median list sits far below Sarasota city's $849,000, which is the gap between an entry-level mainland market and a coastal city with a luxury share.
  • Ellenton unchanged, still too thin. The city still shows about four condos listed, with Redfin and Homes.com agreeing on the count and splitting on days on market, about 148 versus about 92. That is a measurement gap, not a market move.

Regional Read

The region is not moving in one direction. Sarasota County's condo and townhome segment pulled back on price in August, down about 8.8% from July to $310,000, while still up 3.3% year over year with closed sales 13.8% higher and supply at 5.2 months. Manatee County sits flat on price at about $310,000 to $314,000 with sales up year over year and inventory tightening. The Charlotte County area is the softest of the three: association-wide condos and townhouses came in 4.9% below June's median with days on market up to 90 and pending and closed sales both down. Across the thirteen cities, the divergence is mostly by price tier: affordable mainland condo markets such as Port Charlotte, about $119,000 to $129,000 median list, and Bradenton, about $215,000, stand far apart from mid-range markets like Venice, about $300,000, and Palmetto, about $376,000, and further still from the island and high-value end, where Anna Maria's island-wide condo pool averaged about $754,000 in asking price and Boca Grande homes transact in the millions. The honest regional summary: sales momentum is up across all three counties, price direction is split, with Sarasota easing month over month after a strong spring, Manatee flat, Charlotte softening, and most of the thirteen cities still without a published city-level condo series to measure a single direction.

For each city, this is exactly what was verified this run, and what the cited sources do not publish. Sources checked per city: Realtor.com Research, Redfin Data Center, and Zillow Home Values/Research, cross-checked wherever they publish comparable figures, plus labeled county, association, and MLS context where useful. None of the three portals publishes a weekly or consistently current city-level condo-specific series for these markets, and none has published September 2026 monthly figures yet, so portal figures reflect current listing-page snapshots or trailing monthly windows as noted, and any city where a source does not cover it is stated plainly rather than estimated.

Sarasota

Redfin (city of Sarasota, current condos page): about 866 condos for sale, median condo listing price about $849,000, condos averaging about 151 days on market. Zillow's condo listing page counts varied widely by capture date, about 372 to 501 listings, and Zillow publishes no city condo value series this run. Realtor.com Research publishes only county all-home list data on this run, no city condo breakout. RASM (Sarasota County condos and townhomes, August 2026, released September 18 to 22, 2026): median sale $310,000, +3.3% year over year, 281 closed sales, +13.8% year over year, 1,659 active, -11.8% year over year, 5.2 months of supply, 83 median days to contract, sellers receiving a median 91.6% of list price. Weekly county-wide new listings ran about 246 to 253 per week in early to mid September but cover all property types. Not published by the sources: a city-level condo median sale price, a city new-listings count, and a city months-of-supply figure.

Lakewood Ranch

New this week: Redfin's current listing pages show 53 Lakewood Ranch condos at a median list of about $330,000 and 79 townhouses at about $339,000, the first verified city-level attached-home median lists for this market. Zillow shows about 101 condo and townhome-type listings. Redfin (all home types): median sale about $630,000 over three months, +6.4% year over year, about 43 median days on market, market rated somewhat competitive. Zillow (all home types): average home value $583,858, -4.8% year over year, about 46 days to pending. The nearest condo-specific sale series is Manatee County (RASM, July 2026): median sale $313,950, -1.9% year over year, 5.4 months of supply. Realtor.com Research did not surface a Lakewood Ranch condo or townhome breakout. Not published by the sources checked: a Lakewood Ranch condo median sale price, a condo months-of-supply figure, and a new-listings count.

Bradenton

New this week: Redfin's current condos page shows 585 Bradenton condos for sale at a median list of about $215,000, with about 105 median days on market and an average of one offer. Redfin (all home types): median sale about $312,743 in August 2026, -2.3% year over year. Realtor.com Research citywide (August 2026): median list about $409,000, +2.3% year over year, median sale about $410,000, about 88 average days on market, no condo-only breakout. Zillow (all home types): average value $354,291, -4.3% year over year, no condo series. The condo and townhome sale figures are Manatee County (RASM, July 2026): median sale $313,950, -1.9% year over year, 5.4 months of supply, 70 days to contract. Not published by the sources checked: a Bradenton city condo median sale price, new-listings count, and months-of-supply figure.

Anna Maria

The city's condo pool is too small for a series, roughly one to four units, so city-level figures are not reliable from any source. MLS-based broker snapshots from September 6, 2026 put the island-wide condo pool at about 57 to 64 active units with an average asking price around $754,000 and about 167 average days on market. Homes.com (trailing 12 months): condo median sale about $1.6 million, -22% year over year, about 106 days on market; townhouse median sale $1,949,500. Redfin (city, all home types): median sale about $1.6 million, -7.1% year over year. Zillow: average home value $1,895,816, -7.5% year over year, about 2 condo listings in the city. Realtor.com Research did not return Anna Maria condo data on this run. The honest note: no source publishes a reliable city-level condo median list or sale price for Anna Maria city because the pool is a handful of units; island-level figures are the practical reading.

Palmetto

New this week: Redfin's current condos page shows 42 Palmetto condos at a median list of about $376,000 with about 166 median days on market; a June 2026 MLS-based broker count also put listed condos at 42, so the inventory number is cross-checked. Homes.com (trailing 12 months): median townhouse sale about $285,900. Redfin (all home types): city median sale about $344,000, +1.0% year over year. Zillow (all home types): average value $350,285, -3.4% year over year, about 51 days to pending. Movoto (all home types, September): median list about $414,000, about 149 days on market. Not published by the sources checked: a Palmetto condo median sale price, condo days on market from the portals, a new-listings count, and a months-of-supply figure.

Parrish

Thin city-level condo coverage from the three portals. The only property-type-specific figure verified this run is Homes.com's trailing 12-month median townhome sale of about $299,000 for Parrish; overall median sale $388,432 and median list $409,900. All-home context: Movoto lists about $426,000 median list for August, about -2% month over month and about -1% year over year, with an all-home median sale near $428,000 in July. Redfin ZIP 34219: median sale about $405,000 over three months ending June 2026, +3.0% year over year, about 71 median days on market, 97.9% sale-to-list. Momentum Realty put active all-home listings at about 706 on September 12, 2026. Ellenton

Unchanged from last week and still too thin for a trend. Redfin (current condos page): 4 active condos, median list about $245,000, about 148 days on market city-wide. Homes.com (condos): 4 listings, median list about $236,500, about 92 days on market before sale. The two listing sources agree on inventory and split on days on market, about 148 versus about 92, so both are shown. Redfin (all home types): median sale about $317,000 over three months, +9.4% year over year. Zillow: average home value $389,560, -6.7% year over year (June 30, 2026 vintage). Realtor.com Research's Ellenton condo page was not retrievable this run. Not published by the sources checked: a condo median sale price, new-listings count, month-over-month change, and months of supply.

Osprey

Redfin (current pages): about 36 condos for sale at a median list of about $425,000 with about 126 days on market, and about 5 townhomes at about $297,000 with about 150 days on market. Zillow shows about 26 condo listings, a lower count than Redfin's, noted rather than averaged. Homes.com (trailing 12 months): median townhouse sale about $428,750, 2-bedroom condo median about $295,000, all-home median sale about $766,000, -4% year over year, about 93 days on market. Redfin (all home types, three months ending May 2026, dated): median sale $580,653, -25.6% year over year; Zillow's typical Osprey home value is $638,677. Realtor.com Research did not surface an Osprey condo breakout. Not published by the sources checked: an Osprey condo median sale price, a new-listings count, and a months-of-supply figure.

Nokomis

Redfin (current condos page): about 15 condos for sale with a snapshot median list of about $120,000, which is inconsistent with the individual listings on the same page, $245,000 to $430,000, so the median is flagged rather than trusted and left out of the headline cells. Townhome listings are running in the low to mid $200,000s on new-construction units, with no published count or median this run. Redfin (all home types): median sale $464,692 in August 2026, -5.2% year over year, about 43 days on market. Zillow: average home value $497,162, -5.8% year over year, ZIP 34275 average $501,327, -5.9% year over year. Realtor.com Research returned no usable Nokomis condo or townhome figures on this run. Venice

Redfin (current condos page): about 228 condos for sale at a median list of about $300,000 with about 125 median days on market; a page-3 snapshot of the same page showed 260 condos at $299,000, so the reading is put at about 228 to 260 with a median near $300,000. Zillow's condo listing page shows about 234 to 240 listings, a compatible count. Venice Agent (MLS-based, August 2026): 332 active condos, townhomes, and villas with 95 pending; its June 2026 update reported 414 active, 121 pending, 90 sold in 30 days, median sale about $320,000, 4.6 months of supply, 75 average days on market, and a 96% sale-to-list ratio, corroborated by a July 2026 local analysis. MLS-based weekly summary for the week of September 13 to 19: 56 new listings, 39 pending, and 34 sold city-wide. Redfin (all home types): median sale $419,722 in August, +2.6% year over year. Englewood

Redfin's Englewood condo page summary statistics (active count, median list, days on market) could not be retrieved this run from search-indexed snapshots, which showed only individual listings, so those cells are marked "n/a" rather than estimated. Redfin (all home types, mid-2026): median sale about $364,000, +22.9% year over year, about 72 days on market, roughly 19 townhomes listed. Zillow: city average value $325,275, -6.6% year over year (July 2026); ZIP 34223 average $372,084, -8.3% year over year. Movoto (all home types, June 2026, dated): median list about $429,000, about 44 new listings, about 123 days on market; Orchard reported 167 new listings and 102 sales (all home types). Realtor.com Research did not surface an Englewood market report this run. Englewood straddles the Sarasota and Charlotte county line, so city figures blend two counties. Port Charlotte

Redfin's current condos page snapshot shows about 98 condos for sale at a median list of about $119,000; the summary stats did not reproduce on a second retrieval this run, so the count is from the earlier snapshot, and within that, the Oaks neighborhood shows 19 condos at a median list around $129,000 with about 131 days on market. The association-level series is the Realtors of Punta Gorda, Port Charlotte, North Port and DeSoto (RPCRA) August 2026 report: condos and townhouses median sale $227,249, active inventory about 2,200, 90 median days on market, 290 pending, and 267 closed sales, versus June 2026's $238,995 median, 70 days on market, 340 pending, and 350 closed. Note the association spans Charlotte County plus North Port and DeSoto. Redfin (all home types): median sale about $276,000, +0.3% year over year, about 74 days on market. Boca Grande

A small, seasonal, high-value market in ZIP 33921 where none of the three portals publishes a condo-only series, and no condo-specific figure was verifiable this run. Zillow (all home types): average home value $2,241,705, -9.7% year over year. Redfin (33921, all home types): median sale about $2.8 million over three months, -26.3% year over year, median price per square foot $1,350, -16.2% year over year, market competitiveness 13 of 100. Movoto (all property types, January 2026, dated): median list about $2.9 million, about 81 days on market, about 139 active listings, and about 12 new listings. Realtor.com Research and the current Redfin and Zillow condo listing pages did not surface an aggregate condo median for 33921 on this run. What This Means for Buyers

For condo and townhome buyers, Sarasota County's August median stepped back about 8.8% from July to $310,000, the first monthly pullback this year after a spring run, while county supply sits at a balanced 5.2 months and Manatee at 5.4 months. Where city-level readings exist, attached-home listings are resting about 105 to 166 days in most markets, Venice about 125, Osprey about 126, Palmetto about 166, so there is time to compare and negotiate, especially against the stronger spring prices. In the Charlotte County area, the association data shows longer marketing times, about 90 days to sale, and a median that slipped from June, which gives buyers the most room of the three counties.

The caveat is coverage. Roughly half of these cities still have no published city-level condo series at all, and in thin markets like Anna Maria, Boca Grande, Nokomis, and Englewood the practical first step is a current listing and comparable review through someone with MLS access rather than a portal figure.

What This Means for Sellers

For condo and townhome sellers, the data argues for pricing against current comparables rather than a listing or sale figure from earlier in the year. Sarasota County sellers received a median 91.6% of original list price in August, better than a year earlier, but the median sale stepped back from July and county condos are averaging well over 100 days in many markets, so an overpriced unit will sit. Manatee sellers face flat year-over-year prices with shrinking inventory, which supports steady demand but no pricing power. Charlotte County area sellers face the softest conditions, about 90 median days on market in August with pending and closed sales below June.

Where no city-level condo series is published, the practical first step is a comparable-sales analysis from a licensed local agent who can pull the MLS data these portals do not break out, which is the service I provide across Sarasota, Manatee, and Charlotte Counties.
